does anyone know the following movie? And / or at least the actress?

The "tenant" accompanies his friend back to his home because he is drunken. After they arrive the friend falls asleep. He starts to drink with his wife. She starts to approach him and finally they have sex.

My hope was that the movie would be part of a series, but it seems it is not.
